    WHAT ARE THE COSTS OF YOUR SERVICES?
    We will go through the costs with you extensively in person or over the phone.   Because of the many variables, we will tailor this to suit your property.

     

    WHAT DETERMINES THE VALUE OF MY RENTAL PROPERTY?
    Generally, the rental market fluctuates depending on current market conditions. We will do a detailed market analysis and work with you to optimize your rent.

     

    HOW WILL I KNOW THAT MY PROPERTY IS PERFORMING AS AN INVESTMENT?
    We collect timely rental payments and forward to the OWNERS. We provide Monthly Owner statements to show earnings and expenses of your real estate investment.

     

    ARE PROPERTY MANAGEMENT FEES TAX DEDUCTIBLE? 
    Generally, yes, as they are a direct expense. But, you should confirm this with your tax advisor in case your situation is a little different.

     

    WHAT SERVICES ARE OFFERED BY SHIELDZ PROPERTY MANAGEMENT?
    We do more than just collect your rent. We will find renters for your property, handle all advertising, maintenance, services of notices (if needed) and much, much more.   We will provide rental market surveys, place advertising, receive calls, show the rental property to prospective tenants, collect tenancy applications, and perform verification of references, employment and past tenancy history.   Present the tenancy/lease agreement to the prospective tenant for signing and look after move in and out inspections.

     

    DO YOU DEAL WITH EVICTIONS, OVERDUE COLLECTIONS, ETC?
    Yes we do! Alicia specializes in dealing with the Tenancy Act and the Office of the Rentalsman. We will deal with all the paperwork and steps needed to take care of any of these types of issues.

     

    DO YOU LET JUST ANYBODY IN MY PROPERTY?
    No, we carefully screen all tenants through employment, rental, and character references. We also contact you, the owner, before we place a tenant in your property. The care and condition of your property is our top priority.

     

    WHAT IS TYPICALLY INVOLVED IN GETTING A PLACE READY TO RENT?
    All properties should be in move-in condition. This includes all walls in good repair, no outstanding maintenance issues and appliances in good working order.   Your property will rent quicker and get higher value if it is in good condition. We inspect your home as part of our start up, and during the tenant move-in and move-out process.  

     

    WHAT IF I WANT TO RENOVATE?
    We offer project management services for big renovation projects.   We also have contractors that can take care of all the smaller jobs.

     

    WHAT ABOUT MAINTENANCE?
    We ensure proper and timely maintenance of the property and supervise any trade or contract workers to ensure that efficient and proper work is being done.

     

    WHAT IF THERE IS A SERIOUS PROBLEM LATE AT NIGHT WITH ONE OF MY RENTAL UNITS, LIKE THE FURNACE QUITS? CAN YOU FIX IT IMMEDIATELY? 
    We have someone that answers the pone 24 hours a day for emergencies and can take care of any problems that occur.
